Every bank or lender requires what's called a BPO – a Broker's Price Opinion – for the property in question. You can't avoid it or skip past it.

The BPO is where an independent agent (a real estate broker or professional appraiser) takes a look at the house or property, submitting to the lender what they think it's worth in the current market.

Bluntly put, if you can't sell the home at a big enough spread between the BPO and what a buyer will gladly shell out in 30 days to grab that piece of property, you're dead in the water.
